CREB also reported that homes priced over $1 million recorded sales gains while lower price ranges pulled back. What You Need to Qualify in 2026
Most buyers need a minimum down payment of 5% on the first $500,000 of the purchase price and 10% on the portion above that, up to $1.5 million. Federally regulated lenders also stress test your application, qualifying you at the greater of your contract rate plus 2% or 5.25%.
On the cost side, Alberta has no land transfer tax, so closing costs are lower than in many provinces. Budget instead for Land Titles registration fees, legal fees, a home inspection and title insurance.
